Buyer Agents Vs Seller Agents: What's The Difference And Should I Care?

Are you unsure of what type of real estate agent to use when you are selling your home and/or buying a new home? Understanding the function of a real estate agent and what their relationship to you as a seller or buyer is tremendously important. For a first time home buyer or seller you should be aware of some facts, and clear out the cobwebs of confusion on the responsibilities and duties of a real estate agent.

Real estate agents, depending on the state in which you live, may only be allowed to act only as a seller?s or buyer?s agent. In many instances however a real estate agent may take on a dual role of representing both the seller and buyer. This type of agent is known as a dual agent. In other words they have a duty to sell the home for the best possible price for the seller, and at the same time are committed to get the best asking price for a buyer. This can be a somewhat upsetting for many people, but the best defense is being in the know about the legal and moral responsibilities associated with a real estate agent?s dual agency representation, and how you can feel positive about working with them.

Nonetheless, contract protection is afforded for anyone that is interested in purchasing a property through an agent that represents a seller?s interest by signing a contract to represent both.

If you are selling your home and you will be searching to buy a home in the same area you need to expect a reasonable amount of service from the real estate agent that represents you. The agent?s goal should be to fully represent your best interests. Your agent needs to clearly inform you if they will require you to sign an exclusive contract. This legally binding contract will require you to work with that agent only. You should always search around for an agent that will allow you to have other realtors working on your behalf to locate a new home for you. All agents should work diligently to help you sell your home by providing comparisons studies of the properties in your area, to handle any inspections or appraisals, and to work with your mortgage lender and in the loan application process. He or she should be more than willing to consider and respect your wishes when scheduling an open house for either other agents or for the general public. Agents should always be courteous about appointment times to meet with you, and should always leave a cell phone in case of unexpected issues surrounding the sale of your home. Your buyer?s agent should clearly explain all aspects of the contract to you. Issues such as contract compensation and their exact fees for selling your home, along with other important details such as how long you must list your home with them should be covered in a written contract. Never take their word for it. Get everything in writing. Be careful, verbal contracts, maybe legally binding.

California Defaults Up 67%

Mortgage defaults rose to a three-year high in California for the second quarter of 2006. The 67% year-to-year increase saw 20,752 default notices sent to homeowners across the state.

When compared to the first quarter, the increase was 10.5%, up from 18,778. There were 12,408 notices sent out in the second quarter of 2005. Notices of default mark the first step in the foreclosure process.

This is an important trend to watch, but doesn't strike us as ominous, said Marshall Prentice, DataQuick's president. We would have to see defaults roughly double from today's level before they would begin to impact home values much.

Prentice added that due to the extreme low numbers of defaults in recent years, most industry experts have expected to see defaults rise as home appreciation slowed.

We hear a lot of talk about rising payments on adjustable-rate loans triggering borrower distress, he said. While there's no doubt some of that is going on, as far as we can tell the spike in defaults is mainly the result of slowing price appreciation.

Slowing prices make it more difficult for homeowners to sell their homes for the amount they owe. Many are left with more debt than home value.

With the increases in interest rates over the past two years, the formerly booming market has begun a slowdown. California defaults hit a low of 12,145 in the third quarter of 2004. During 2004, home prices were gaining over 20% annually.

This year, annual price gains have fallen into single digits in many of California's key markets, according to DataQuick data. As home prices level out, more defaults are expected to come.

In July, median home prices in San Diego and Sacramento counties fell about 1% for the year. Second-quarter defaults rose by 99% in San Diego County and 109% in Sacramento County.

DataQuick reported that defaults remain one-third the peak levels reached in 1996, the last time a housing recession hit California.

Home Appeal for Today's Market

Sellers get todays market with pricing and longer market times, but understanding that the priced-right home needs to have an up-to-date appeal to home buyers can be a daunting next level. After years of hearing from successful sellers that they didn't have to do a thing, sellers need some rehabilitation to understand how they can stand out from their competition with rising inventories. Many sellers are open to a overhaul if the tips come from someone other than their agents mouth. Here is a handy list to help convince sellers that some features in their home might need some attention.

-Test all door and cabinet knobs. Replace mis-matched or inexpensive hardware for a quick update. Buyers rarely can get beyond a knob that comes off in their hand as they attempt to use a door.

-Take the time to paint walls, trim and ceilings. Keep adjoining rooms in the same color palette which will make your home appear larger and flow better. Clean up spills from messy painters. Hire professionals to paint mullions on windows and staircase spindles.

-Freshen-up closets with closet organizers to maximize storage space and paint a neutral washable color. Make sure buyers can see the back of all closets and cupboards. Lighting is often overlooked feature in closets, but buyers will always turn on lights when viewing a closet, big or small. Thinning closets, cabinets, basements, attics and garages will also help your storage spaces look larger. If you can't part with items, rent a storage locker to hold items for decision making later.

-Don't forget the basement, dark, dirty and musty basements are a turn-off to buyers. Add extra lighting, paint the floor and vacuum out all the cobwebs. Organize storage areas and take the time to clean the washing machine and dryer. To spruce up the hot water heater and furnace, wipe down with a strong cleaner. Scrub the laundry tub and sweep left-over leaves out of exterior stairs and window wells. Run a dehumidifier to reduce basement moisture.

-Take a good look from the street or road at the front of your home. Look for shrubs that are over grown or dead and remove and replace with shrubs that are to scale to your home. Small inexpensive bushes send the wrong message.

-Limit yard ornaments to a favored few. Excess ornaments can make yards look busy and buyers might want them included in a purchase contract.

-Paint and refresh yard lights, flagpoles, mailboxes, window boxes, fences and trellis. Don?t forget the swing set or play equipment.

-Replace broken bricks on terraces, cracked concrete patios and steps. Eliminate trips and falls on property showings.

-Restore screens on porches and lanai?s. Dirty, rusty and ripped screens limit functionality to homebuyers.

-Don't leave pets unattended for property showings especially when you know they can be aggressive or territorial around strangers.

-Have carpets and area rugs cleaned before showing your home to potential buyers. Those allergic to animal dander and hair, even if they can't see your pet will know when their eyes and nose start to alert them to an allergic reaction. Many will not purchase a home that poses strong allergy problems.

-Pick up dog droppings in the yard. Buyers out to take a look at the roof don't want any take away.

-A barking dog or overly friendly cats can kill a showing. Be pro-active and take your pets off site for showings. Hire a dog walker to occupy pets if you can't be home.

How to Combat Hair Loss Using All-Natural Treatments


According to a recent survey, more than 85 million of men and women in the U.S. alone experience progressive hair thinning, which gradually leads to baldness. This is the most common form of baldness called androgenic (sometimes androgenetic) alopecia, also known as male-pattern baldness or female-pattern baldness (in males and females respectively.) This article will primarily deal with male-pattern baldness (although the names are similar, the causes of baldness in males and females are slightly different.) When male-pattern baldness developes, the hair constantly gets thinner and thinner until it is gone. The primary cause of it is the human hormone called dihydrotestosterone (DHT.) When there is too much DHT in the scalp, it binds itself to the hair follicles blocking the blood supply and preventing their growth. As time passes, the follicles, missing the necessary nutrients, shrink and the hair shaft width is decreased. As a result of this, the hair gets thinner. When the hair shaft becomes too small, no new hair can grow from the follicle.
Although there are such prescription drugs as Finasteride (marketed as Propecia), which claim to reduce the level of DHT, they are not the best solution to the problem of baldness. Being synthetic chemicals, the prescription drugs often have serious side-effects (e.g. there are documented cases of erectile dysfunction and gynecomastia among users of Finasteride.) Fortunately, there are natural supplements available, which can block DHT just as well or even better than prescription drugs. Among such natural ingredients are Saw Palmetto (an efficient herbal DHT blocker), zinc and extract of pumpkin seeds (which prevents conversion of testosterone into DHT thus reducing the overall DHT concentration.) Dealing with Hair Loss The loss of ones hair can be a trauma all by itself. Many men and an increasing amount of women experience thinning of the hair or excess hair loss at some stage in their life. One of the reasons that this has such an impact on a persons confidence is that our hair is a major part of all of our images. Just watch people walk past a mirror and see how many glance at themselves and adjust their hair or check that the hair is still in place. Hair is probably the most groomed feature of our body. When we start to lose our hair we start to lose part of our identity. The reasons for hair loss vary but the most common reason in men is called Male pattern Baldness. This is caused by a hormone called Dihydrotetosterone (DHT). DHT is a biologically active metabolite of the hormone tetosterone. In many cases in men, this balding process is merely attributed to genes and therefore allowed to take it's toll. However there are now many products available to reverse this process. A large amount of women suffer from female pattern baldness which is caused by the hormone Tetosterone. This increase in tetosterone levels is usually accompanied by a deepening of the voice and an increase in facial hair. Other reasons for Hair loss include an increase in stress levels, poor eating habits , poor nutrition etc. Ok, So now I am losing my hair- what do I do now? The first thing that you need to do is realise that wether or not your hair loss is generic or from hormone changes or whatever, it can be treated and reversed. However if you leave it too long it may be far more difficult to treat.

How do I treat the hair Loss? There are many different products and remedies that are available. My first suggestion is that you decide if you want to treat it by home remedy or off the shelf products. If you choose to use a home remedy, rather choose one that has been proven and preferably comes with some sort of guarantee. Remember that you can purchase these home remedies with a guarantee and they will end up saving you a fortune as most off the shelf products rely on you continuing to use their product for an indefinite amount of time and as such provides their sales of tomorrow. Home remedies are a once off purchase. Off the shelf products can come in two categories as well. The first are natural or herbal products. Most of these products are completely safe to use and have no known side effects. However again care must be taken to select a product that has been thoroughly tried and clinically tested with results that speak for themselves. The second option is chemical treatments. I personally do not approve of many of these products as some contain products that can have harmful side effects. Minoxidil is one such ingredient. Propecia is another. Who wants to use a product to save your hair but which could result in impotence or weight gain and possible heart attack. Definitely not me thank you. I prefer to stay with the natural products.
